LTE&I can provide a variety of inspections to assist you with any phase of your home ownership:

  • Pre-listing Inspection - This is inspection is the same as that performed for a home being purchased however has the focus altered slightly to make the seller aware of any issues that may present themselves during the buyer’s home inspection.  Presenting a prospective buyer with a home inspection at the time of showing can be a great tool for selling your home.
  • Pre-purchase Inspection - This inspection is the most commonly performed and is used by the home buyer to understand the condition of the home, any major issues and can lead to either having issues corrected by the seller or can be used as a negotiating tool to reduce the purchase price or gain concessions.  This can often lead to a final price reductions 10 to 20 times the cost of the inspection.
  • New Home Construction Inspection - This inspection which is now required in Texas outside of incorporated cities is aimed at insuring that the quality and safety of your new home is provided for.  The inspections consist of 3 inspections:
    • Pre-concrete placement - Inspect earth foundation, plumbing, underground electrical and slab structural elements.
    • Pre-Drywall Installation - Inspect framing, electrical and plumbing rough in, insulation and windows.
    • Final Inspection - Perform full inspection of home to include all items on a normal pre-purchase inspection.
